PRIVV: Capital Construction Management Software

PRIVV is an AI-powered capital construction management platform built for Building Owners and Owner’s Representatives, the people who carry the risk on capital programs but have historically had the least software built for them. Ville Houttu founded PRIVV after seeing that gap firsthand: contractors had modern software, and owners did not. A-CX partnered with Ville and his team during PRIVV’s build phase, helping turn the product vision into a single AI-driven system for capital planning, budgeting, project management, document management, reporting, and portfolio oversight. Over 31 months, PRIVV went from concept to commercial deployment and is now running inside institutions including Penn State and Florida State University, managing billions of dollars in active capital programs.

Client

Building Owners and Owner’s Representatives run the institutional side of capital construction: higher education, government, commercial real estate, healthcare, and other institutions carrying capital-improvement programs worth hundreds of millions to billions of dollars. For decades, the software built for this industry was built for the contractor’s job site, not the owner’s boardroom. Owners were left stitching together spreadsheets, email threads, and disconnected point tools to plan capital budgets, track project status across a portfolio, and report up to their board or their funding agency.

Challenge

Ville and his team spent time with Building Owners and Owner’s Representative firms while they were building PRIVV, not before it, and the pattern was consistent: owners were accountable for billions of dollars in capital risk with none of the software infrastructure already built for the contractors executing their projects. Every dollar of budget, every schedule risk, and every closeout document lived in a different tool, or in no tool at all. Ville partnered with people who had spent their careers inside owner organizations to pressure-test that gap as the product was built, because a platform built around contractor workflows was not going to solve an owner’s problem, no matter how well it was engineered.

Solution

PRIVV built an AI-first operating system for the owner’s side of a capital program: capital planning, budgeting, project management, document management, reporting, portfolio oversight, and executive decision support, all in one system instead of five. The platform connects owners, owner’s representatives, architects, engineers, and contractors on a shared system of record, instead of leaving each party to work from its own disconnected tools. A-CX partnered with Ville’s team during the build phase, contributing engineering across the platform’s AI, frontend, backend, and interface design work. The product decisions followed the owner’s lifecycle rather than a construction-management template: how capital gets planned and funded, how a portfolio of projects gets governed month to month, and how a program gets closed out and reported on when it is done. Ville and his team worked directly with PRIVV’s first enterprise customers throughout development, using their live capital programs to find where the product’s assumptions about owner workflows were wrong, and rebuilding those parts before selling the next customer on them.

Results

PRIVV is now deployed with institutions including Penn State and Florida State University, along with several of the nation’s leading Owner’s Representative firms. Combined, PRIVV was selected to manage more than $4 billion in active capital construction projects. It took 31 months from the initial insight to full commercial deployment, most of that time spent inside real owner workflows rather than in an isolated product studio. The clearest lesson from building PRIVV: in a legacy industry, the software that wins is the software built with the people who will run it every day, not the people who will just approve the purchase.
